Living in Petaluma’s Western District
In this post I will discuss Petaluma’s Western District—an area filled with historic homes, established neighborhoods, and exciting new developments. If you’re thinking about moving to Petaluma, the Western District is a great area to consider.
The Western District of Petaluma extends south of Downtown and is home to some fantastic neighborhoods that are close to both downtown and the rural outskirts of town. Whether you’re looking for a historic home, a newer suburban development, or a peaceful hillside retreat, there’s a wide variety of options.
If you love classic architecture, the neighborhoods near Downtown—including D Street, B Street, and Oak Street—are lined with beautifully restored Victorian and Craftsman-style homes from the late 1800s and early 1900s. These homes feature ornate details, wrap-around porches, and mature trees that give the area a historic charm. This area is ideal for buyers looking for charm, walkability, and close proximity to Petaluma’s vibrant shops and restaurants. Living here means being just a short walk from downtown and places like Acre Coffee, the Mystic Theatre, and Central Market, as well as local events like the Butter & Egg Days Parade. Homes in this area typically start around $1 million, with fully restored properties selling for much more.
Located off D Street Extension, Victoria is a well-planned subdivision with newer homes featuring open floor plans, high ceilings, and a classic suburban layout. The neighborhood has two entrances to Helen Putnam Regional Park, a 216-acre park in Petaluma featuring rolling hills, hiking and biking trails, and panoramic views of the city and countryside. This neighborhood was built in the early 2000’s and homes range from $1,000,000 to $2.3 million.
Adjacent to the Victoria neighborhood, the Scott Ranch project is set to introduce 28 new homes on a 59-acre property at the end of D Street. This development has been in the works for a long time and they just recently broke ground. The project also includes plans to extend Helen Putnam Regional Park, preserving open space and enhancing recreational opportunities for Petaluma residents.
To the east, Westridge Knolls sits at the southernmost edge of Petaluma, bordering the South Hills. This neighborhood is known for spacious single-family homes, tree-lined streets, and proximity to Westridge Park and the Petaluma Golf and Country Club. It’s also near Grant Elementary School, making it a popular choice for families. Homes here generally sell for $1-2 million, with some properties offering scenic views of the South Hills.
For those looking for a low-maintenance home with easy access to both nature and city conveniences, McNear Landing and Quarry Heights offer excellent options. They are both located on the eastern edge of the Western District.
McNear Landing is a well-established residential community featuring single-family homes and townhomes with a traditional suburban feel. The neighborhood has tree-lined streets, small parks, and easy access to the Petaluma River, making it a popular choice for families and professionals. Homes here typically range from $650,000 to the low $800,000 depending on size and upgrades. This is a really affordable neighborhood in the Western District and I love the location. The homes are close together and they do not have large yards, but I think they did a really good job designing the interior and exterior spaces.
Just up the hill, Quarry Heights is a newer townhome development known for its modern design and stunning views overlooking Petaluma. Homes here offer multi-level layouts, contemporary finishes, and access to walking trails, all while being just minutes from Downtown. Quarry Heights is also conveniently located near Highway 101, making it ideal for commuters. Home prices generally range from the high $800,000 to around $1.2 million.
Both neighborhoods are just a short drive from Aqus Cafe and the shopping and dining options along Petaluma Boulevard South. These communities provide a balance of convenience, affordability, and modern living, making them great choices for buyers looking to stay close to town without the upkeep of a large property.
For buyers looking for a quiet, hillside retreat, West Haven offers large, custom-built homes on spacious lots with scenic views. This neighborhood provides a private, peaceful setting while still being just a short drive from Downtown. Homes in West Haven typically start around $1.5 million and can go well over $2 million, depending on lot size and features.
Whether you’re looking for a historic Victorian near Downtown, a modern home in Victoria or the upcoming Scott Ranch, or a spacious hillside retreat in West Haven, the Western District offers a range of options.
