Let’s start with the pros. First—and probably most obvious—is the beach. If you live in Stinson you’re literally living steps from the Pacific Ocean. It’s peaceful, it’s beautiful, and if you love the sound of waves and the smell of ocean air, you’re going to love it here.

Second, the lifestyle here is incredibly laid back. Stinson Beach has a small-town feel with a close-knit community. It’s quiet, it’s slow, and it’s ideal for people who are looking to disconnect from city life.

Third, the surroundings are absolutely beautiful. From the rolling hills of Mount Tamalpais to the ocean views and open trails, it’s no wonder Stinson draws so many day visitors.

Now let’s talk about the cons.

Number one: it’s remote. Driving into Mill Valley or San Francisco takes time—and it’s not a straight shot. The roads are narrow and winding. If you need to commute daily or like to be near amenities, this might be a challenge.

Two: limited services. There are a few restaurants and a small market, but for most shopping, dining, and errands, you’ll be heading out of town.

Three: homes in Stinson can be expensive, especially for what you get. You’re paying a premium for location and views, but many of the homes are older and may need work. Inventory is also limited, so options are slim.

And lastly, vacation crowds. Summer weekends and holidays bring in a lot of visitors. Parking gets tricky, traffic backs up, and the beach gets packed. It’s part of living at a destination.

So—Stinson Beach is absolutely stunning, and if you’re looking for a quiet life by the ocean, it might be a perfect fit. But it’s not for everyone.
