Moving to Point Reyes

If you’re thinking about moving to Point Reyes, you might be wondering where you can actually buy a home. Let’s walk through the nearby towns, what homes are like, what they cost, and how far you’ll be from basic amenities.

The main town people think of when moving to Point Reyes is Point Reyes Station. It’s a small, walkable hub with a few restaurants, a grocery store, Toby’s Feed Barn and some cute shops. It’s also the area with the most homes available—which is not very many. Homes tend to be older and charming, and prices start around $1.4 million, depending on size and location. Right now there are 4 homes on the market. The cheapest house is $1,195,000 and the most expensive is $3,275,000.

From Point Reyes Station, it’s about a 30-minute drive to Petaluma, around an hour to San Rafael, and 90 minutes to San Francisco. So you’re remote—but not off the map.

Next is Inverness, just across Tomales Bay. It’s quieter, woodsy, and a little more residential. Lots of cabins, mid-century homes, and properties with filtered water views. If you’re moving to Point Reyes and want something tucked into nature, this might be your spot. Home values here average around $1.4 million as well.  Right now there are 6 homes on the market. The cheapest house is $1,125,000 and the most expensive is $4,498,000.

Then there’s Olema, which is tiny but centrally located at the junction of Highway 1 and Sir Francis Drake. There are a few historic homes here, The Olema House Hotel, and the Due West Tavern. There are currently no homes for sale in Olema and the last time a house sold was 2018. Not a lot of inventory, but it’s worth keeping on your radar. 

And finally, we have Marshall. This town stretches along the east side of Tomales Bay and is best known for oysters and waterfront cottages. Homes here are rare, and often used as vacation rentals, but when they do come up, they’re typically priced from $1.5 million and up, especially if they have bay views or water access. There aren’t any homes for sale right now and the last home that sold was in 2022 for $3,600,000.

One thing to know if you’re moving to Point Reyes: amenities are very limited. You’ll find small markets and post offices, but for big errands, medical appointments, or major grocery runs, most people drive to Petaluma or down to San Rafael.

If you’re okay with that, and you’re drawn to the natural beauty, it can be a truly magical place to live.
