First, get clear on your actual numbers. What is your maximum comfortable monthly payment? What’s your down payment? And have you spoken to a lender recently? Sometimes your budget is actually higher than you think, or there are programs that can help.

Next, consider adjusting the location of your search. Prices vary significantly from town to town. Maybe Mill Valley is out of reach, but parts of Novato or Fairfax might offer what you're looking for at a better price point. In some cases, you can still get the lifestyle you want—it just might be in a different zip code. For instance, many buyers start out looking in Petaluma but end up buying in nearby Rohnert Park or Cotati because those towns are more reasonably priced.

Also, rethink your must-haves. Are you holding out for a fully updated kitchen and a big yard? What if you found a home with good bones that you could update over time? Buying a more affordable property and investing in improvements gradually is a smart way to build equity and end up in the home you want.

Another strategy: buy something smaller now, build equity, and plan to upgrade in a few years. This works especially well in areas where property values are rising. Your starter home doesn’t have to be your forever home.

And here’s a lesser-known tip—consider a condo or townhouse. These often come with lower prices and less maintenance, and they can get you into your preferred neighborhood without stretching your budget.
